Resin suits Sutton Coldfield for two reasons. Many drives here are already tarmac or concrete and still sound, so an overlay is a cheap way to a new finish. And on the newer estates and in the low streets near the town's brooks, a permeable surface helps keep rain on your own plot rather than in a road drain that has already overflowed in recent storms.
The catch is that the biggest, oldest frontages in Four Oaks come with guidance that discourages paving the whole front garden, whatever the material.
Ground and Gate doesn't do the work. We pass your enquiry to one local driveway specialist who covers B72, B73, B74, B75, B76 and WS9, and they confirm a fixed price with you directly.
What a resin driveway costs in Sutton Coldfield
| Job | Indicative price |
|---|---|
| Resin-bound on a new base, per m² | £75–£115 |
| Resin-bound over sound tarmac or concrete, per m² | £55–£80 |
| Digging out a lawn for a new base, per m² | £10–£18 |
| Edgings, per metre | £25–£45 |
| Two-car drive over sound tarmac (about 30m²) | £2,200–£3,390 |
| Two-car drive on grass, new base (about 30m²) | £3,100–£4,980 |
A Walmley or Wylde Green semi usually falls close to the two-car examples above. The large drives in Four Oaks and Little Aston are a different scale: at 60 to 150m², the per m² rate does most of the work, and anything over 100m² gets a free site visit rather than an online range. Long curved approaches also mean more edging per square metre. For a line-by-line comparison with block paving, see block paving vs resin cost.
What pushes the price up here
- Breaking out old concrete. Many Mere Green and Walmley jobs replace cracked 1970s concrete that is too far gone to overlay. Breaking it out costs more than lifting a lawn.
- Edging on long, curved drives. Every metre of trim or block border adds £25–£45.
- Drainage on heavier ground. Where a permeable base cannot drain into the ground below, the specialist may add a channel or a soakaway, priced separately.
- Access for mixing. Resin is mixed in small batches beside the drive. No room for the mixer near the work, or barrowing a long way, adds 15–20%.
- Matching a conservation frontage. Natural stone blends or a block border to suit an older house cost more than a standard aggregate.
Flooding in Sutton Coldfield streets
Birmingham City Council is the lead local flood authority for the Birmingham side of this patch, and its investigations show that surface water, not rivers, is the usual problem here.
- In the June 2016 storms, eight homes in Roughley reported internal flooding across Willmott Road, Marlpit Lane and Slade Road. Water ponded in the road, overtopped the kerbs and ran down through front and rear gardens. Two homes in Falcon Lodge also flooded.
- In the storm of 27 May 2018, the council recorded five properties flooded internally on Boldmere Road and Wakefield Close, and two on Wyndley Lane, from surface water, sewers and highway drainage.
The council's surface water management plan estimated that Birmingham has more properties at risk of surface water flooding from severe rain than anywhere else in the UK outside London. That is the reason behind the 5m² rule: a front drive over 5m² needs to be permeable, or drain to a lawn or border, to avoid a planning application. Resin-bound on a permeable base meets it. Resin over old tarmac or concrete is only as permeable as the drive underneath, so on a sloping front it may still need a channel. Our 5m² rule guide explains the options.
Four Oaks, the High Street area and Little Aston
Four Oaks Estate. Birmingham's Four Oaks Estate Development Guidelines, still published on the council's conservation area page, say extensive coverage of a front garden by brick or concrete paviors or tarmac is alien to the area's character, and that open-plan frontages will not be permitted on new development. A resin drive that keeps the planted strip along the road, and a narrow, informal entrance, is far more in keeping than paving from wall to wall. The guidelines also record that covenants require changes to existing houses to be approved by the Four Oaks Estate.
High Street, Sutton Coldfield. An Article 4 direction covers homes in part of this conservation area. It means creating a hardstanding for off-street parking needs planning permission where the house faces a road, waterway or open space. There is no fee for that application.
Walsall and Staffordshire edges. If you live in Streetly, Aldridge or Walsall Wood, Walsall will only build a dropped kerb to a hardstanding at least 4.8 metres long and 2.8 metres wide, laid to the existing footway level. In Little Aston, Staffordshire's desirable parking depth is 6 metres and the absolute minimum is 4.8 metres. Plan the resin to those sizes before you apply. The area page covers the dropped kerb process for each council.
What the job involves
- Survey. The specialist checks whether the old surface can be overlaid, how water leaves the drive now, and which council's kerb and parking rules apply.
- Base and edges. Either the old drive is repaired and primed, or the area is dug out and a new permeable base laid, then edged with trims or a block border.
- Laying. Resin and dried stone are mixed in batches and trowelled to an even depth in one go, so there are no visible joins.
- Curing. You can usually walk on it within hours and drive on it after a day or two. Resin can't be laid in rain, so dates may move.
Questions about resin driveways in Sutton Coldfield
Would a resin drive help with flooding in Roughley or Boldmere?
It can help on your own plot. Resin-bound on a permeable base lets rain soak through rather than run into the road, which is where the 2016 and 2018 flooding in these streets started. It will not stop water arriving from the highway, so tell the specialist if your drive falls towards the house.
Can I resin the whole front garden of a Four Oaks house?
Birmingham's Four Oaks Estate guidelines treat extensive coverage of a front garden by paving or tarmac as alien to the area, and changes to existing houses need the Four Oaks Estate's approval under the covenants. A drive that keeps a planted strip along the road is the safer plan.
My Streetly drive is quite short. Is it deep enough for a dropped kerb?
Walsall asks for a hardstanding at least 4.8 metres long and 2.8 metres wide before it will build a crossing, so a car can park without overhanging the pavement. Measure from the front of the house to your boundary before you commit to the resin.
Do I need planning permission for resin near Sutton Coldfield High Street?
If your home is covered by the High Street Article 4 direction and faces a road or open space, creating a hardstanding for parking needs planning permission, with no fee. Elsewhere, a permeable resin drive is usually permitted development.
